Property Management Cleanouts in Denton, TX & DFW
A vacant unit cannot be shown until the last couch, mattress, and trash bag are gone. We haul tenant left-behinds for property managers across Denton, Collin, North Dallas, and North Tarrant counties. Our veteran-founded local crew lifts, loads, and hauls in a single visit, so a busy week of move-outs does not stall your make-ready schedule.
One Hauling Vendor for Every Turnover
A unit cannot move on to paint, cleaning, or leasing until left-behind belongings are out. Across a portfolio, that delay stacks up fast, especially when several move-outs land in the same week. One standing hauling vendor for tenant turnover junk removal takes a phone call off every turnover.
What Our Crews Haul Out
We handle single-family rental turns, apartment units, and multifamily communities. Crews carry out furniture, mattresses, appliances, bagged trash, and other nonhazardous debris from:
- Vacant units, balconies, and patios
- Garages and storage rooms
- Maintenance areas
- Dumpster pads and common-area bulk piles
Your maintenance staff does not stage anything at the curb. Our crew does the lifting from wherever the material sits and hauls it away the same visit.
Managing one home instead of a portfolio? Our rental cleanout service fits that single-property job better. This page covers portfolios and recurring vendor relationships.
Same-Day Capacity Across Properties
We run six trucks and 14 technicians. Our 18-cubic-yard trucks are 20 to 40 percent larger than typical competitor trucks, so big turnovers take fewer loads. Send us several addresses and we route crews across them, which keeps make-ready junk removal moving at every property.
Same-day and next-day slots are available when the schedule allows. Book early in the week when you can, and tell us which units are blocking leasing first.
From Walkthrough to Cleared Unit
The first job sets the pattern for every job after it. After that, repeat turnovers are a short message with an address, a unit number, and a date.
Walk the Space
We walk the unit with you, or review your photos, and confirm what stays and what goes.

Setting Us Up as a Vendor
Vendor setup should take one conversation, not a chain of emails. We are a licensed and insured hauling operation, and our Property Protection Guarantee covers the property while the crew works.
Tell us what your vendor file requires, such as a certificate of insurance, a W-9, a purchase order number, or specific payment terms. We confirm what we can provide before the first job. Here is what helps us on day one:
- Your account contact and approval contact
- Property addresses and unit identifiers
- Insurance and billing requirements
- Work-order or purchase order format
Request a preferred date and time for each job, and the office confirms the appointment with you. Our On-Time or $50 Off promise backs every visit. Property management cleanouts work best when the crew knows how your team operates before the first call comes in.
Unattended Jobs: Access, Photos, and Sign-Off
Most managers cannot meet a crew at every vacant unit. When you book, send the gate codes, lockbox instructions, unit numbers, parking rules, and the approved removal scope. We confirm before the visit whether the job can run without someone on site and how the price will be approved.
Outdoor and common-area jobs are often the easiest to run this way. As one customer put it: “Came out and cleaned out what I needed removed from my backyard, even though I wasn’t able to be there at the time.”
Records for Owners
If owners or deposit accounting need a record of the job, such as before-and-after photos, tell us when you book and we will confirm what we can provide. An invoice tied to the property or work order gives maintenance, leasing, and accounting the same reference point.
Call 940-758-5300 to talk through access and sign-off.
What a Turnover Cleanout Costs, and What a Vacant Day Costs
We price by truck volume, not by the hour or the size of the unit. A free, no-pressure walkthrough comes first. Then we quote a price against our 18-cubic-yard truck, and nothing loads until you approve. Pricing starts at $115 for a minimum load and covers labor, loading, hauling, disposal routing, and basic wrap-up, with no card processing fees.
You can review how volume pricing works on our junk removal pricing page before you schedule. The walkthrough gives you the final number for a work order or an owner update.
Heavy or awkward items can change a quote. Bed bug infested furniture adds $350, so tell us before booking. Paint needs review before the appointment, and we cannot take asbestos, bleach, or medicines.
The Vacant-Day Math
Take a unit that rents for $1,500 a month. It loses about $50 in rent every day it sits full. Three extra days waiting on a hauler cost $150 on that one unit, before leasing delays. Multiply that by every unit turning this month, and a firm haul date protects real money.
We haul. We do not deep clean, repair, or paint, so those trades can start the moment the unit is clear.
Dumpster Overflow and Common-Area Bulk Pickup
We do not rent dumpsters or leave roll-off bins. A Mean Green truck and crew arrive, load, and haul away in the same visit. For dumpster overflow, that means we clear what spills past your property’s own bin: mattresses, couches, appliances, and bagged piles stacked around the enclosure.
Overflow blocks maintenance access, frustrates residents, and makes a community look neglected. Apartment communities, HOAs, and rental portfolios call us when the bin is full and the bulk keeps coming. We remove the pile, not the bin, and we do not provide ongoing trash collection.
We take nonhazardous material only. Send photos of the pile and the access route, and tell us about any construction debris or paint, which need review first. Usable items go to local recycling and donation partners when they qualify.
Retail, office, and warehouse sites get the same crew-loaded service through our commercial junk removal team.
Evictions, Foreclosures, and Abandoned Units
A standard turnover is simple. Evictions, foreclosures, and abandoned units are not, because belongings may still be legally protected. We start these jobs only after the manager, owner, attorney, or authorized representative confirms the work is permitted and what stays.
For evictions, coordinate with your attorney and the constable when a writ of possession is involved. We do not decide when belongings count as abandoned, and we do not give legal advice. Keep your photos, written authorization, and invoice in the property file.
Hard jobs get the same professional crew. Units packed with furniture, hoarded rooms, and heavy debris take more labor and more truck space, and we quote that volume plainly during the walkthrough.

Why City Bulky Pickup Rarely Fits a Turnover
City bulky pickup is built for a household setting out a few items on its own schedule. A turnover runs on your schedule, and the programs near Denton show why the two rarely line up:
- Frisco collects up to five items once a month, reserved online by noon the business day before, and its crews cannot go onto private property.
- Plano picks up bulky waste once a month on an assigned day, in piles no larger than 6 feet by 4 feet by 4 feet, set out no more than five days early.
- Highland Village takes up to three cubic yards per pickup and excludes remodeling debris.
A tenant leaves a sofa, a mattress, and a pile of boxes, and the next collection day can be weeks away. Communities on a commercial trash contract may not have a city bulky route at all. Either way, the unit stays full and the rent clock keeps running.
A scheduled, crew-loaded haul clears the unit, the dumpster area, or the common space on your timeline. Compare more cities on our curbside junk pickup page. We serve McKinney, Plano, Frisco, Allen, and Denton, along with the rest of North DFW.
What Clients Are Saying
“Lane and Jairo were great help to an impossible move out/eviction. Start to finish! They got the work done with a great attitude!!!”
“I needed a significant amount of furniture, household items, and bulk debris completely removed from a property before an 11:00 AM closing. Their team was able to accommodate me first thing in the morning, arrived as scheduled, and completely cleared everything out. As a Realtor, having reliable vendors who can come through when timing matters is extremely valuable.”

Property Management Junk Removal FAQ
How do we set you up as a vendor?
Tell us what your vendor file needs, such as a certificate of insurance, a W-9, or a purchase order format. We confirm what we can provide, plus your account contact, property list, and invoicing details, before the first job.
Can you service several properties the same day?
Yes, when the schedule allows. Six trucks let us split crews across addresses, so send every address, unit number, and priority early.
How does pricing work for recurring turnovers?
Each job is quoted by truck volume after a free walkthrough, and you approve the price before loading. We do not promise one flat rate for every unit, because access and volume change from job to job.
Can crews work without a manager on site?
Often, yes. Send current gate codes, lockbox instructions, and the approved scope when you book, and we confirm before the visit whether the job can run unattended. The unit must be safe to enter.
Can you document the work for owners?
Tell us when you book if owners need a record of the job, such as before-and-after photos, and we will confirm what we can provide. The invoice can reference the property or work order.
Do you rent dumpsters?
No. We haul what spills past your own bin and clear common-area bulk, crew-loaded, in one visit.
Why not use city bulky pickup for rentals?
City programs run on fixed schedules and limits. Frisco, for example, takes up to five items once a month by reservation, and Plano collects once a month on an assigned day. A turnover usually cannot wait for the next collection, and a scheduled haul-away avoids those limits.
